		<content type="html">Thank you - this has been coming up a lot this year.  In my area (Smoky Mountains) I look ahead to what the rental companies are doing -- they post rates a year in advance -- the good news is rates are going up!  It is worth updating your rate sheet that far ahead.</content>

		<content type="html">I'd love to hear your advice on setting/approving rates when you have a management company.  They try to determine best rates for your place but an owner really needs to get involved sometimes. &lt;br /&gt;We step in and adjust as needed based on: current rentals, economy, etc and have sometimes increased or decreased what they give us.  Sometime I decrease it slightly based on getting the published rate below the next $100 so it is perceived to be cheaper.&lt;br /&gt;thanks,</content>

		<content type="html">I read How to rent vacation properties by owner (great book!) and the chapter on don't get scammed has saved me a lot of aggravation and money. Being a professional clown, I have gotten 3 email inquiry's asking if they can send along a bigger check than was needed and then get the money back, or have someone pick up the extra cash. I reported them all. Thanks Christine!</content>
